Under the Maharashtra Samruddhi Mahamarg Scheme, most of the farmers entered into transactions with the MSRDC to give up their land for the project. In order to ensure that the deal went through smoothly, the land owners had to first ensure that all the documents pertaining to the said land were in order.
What are the documents required in the actual deal, what is the significance of these documents, what is the procedure to be followed to obtain these documents if one any of these is unavailable or lost â such questions were put before the administration by the landowners. Considering these problems faced by landowners, the MSRDC prepared a relevant guidance video to provide the required and correct information to the public.
About 7,000 hectares of land was required for the Maharashtra Samruddhi Mahamarg. The land under R.O.W. was to be purchased for the same. However, before preparing the sale deed of the relevant land, it was necessary to attach the papers and documents relevant to the land. Exactly which documents are to be attached with the sale deed, which document serves as identity proof, what is a âSearch Reportâ and why is it to be attached along with the other documents â these were some of the questions in the minds of the landowners. The landowners presented all such grievances in to the MSRDC from time to time. This process was explained in a total of 5 steps to fulfill the documentation requirements and facilitate the purchase of land.
- 1. Aadhaar Card and PAN Card: Aadhaar and PAN cards were mandated as identity proofs in order to validate the personal details of the landowners and to keep a track of the financial transactions.
- 2. Bank Account: Having a bank account was necessary to ensure transparency as well as to ensure that the compensation amount directly reached the landownerâs account.
- 3. Inheritance Claim: For the purchase procedure, it is necessary to add the names of legal heirs, in the event of death of the family elders, to the 7/12 extract.
- 4. Search Report: All the documents related to the land are collected by the attorneys appointed by the MSRDC. The documents are checked for their credibility and are then stamped by the Provincial Officers.
- 5. Property Valuation Documents: Whether the all the relevant documents pertaining to the property valuation undertaken by the MSRDC at the beginning are attached, is verified.
